Your Role as Homeowner
The warranty protects against defects in workmanship, materials, and structure. It does not substitute for routine homeowner maintenance. Failing to perform reasonable maintenance can void warranty coverage on affected items. Homeowner maintenance responsibilities typically include:
- HVAC filter replacement on the schedule recommended by the manufacturer (typically every 6 months, as your home has a 4" media filter located inside the unit in the attic)
- Smoke and carbon monoxide detector battery replacement annually
- Caulking and grout maintenance in kitchens, bathrooms, and exterior trim areas where these materials are expected to wear and require periodic refresh
- Water softener and filtration system maintenance, if applicable
- Exterior drainage and gutter clearance to prevent water intrusion
- Seasonal winterization for exterior plumbing and irrigation
- Proper interior humidity management to prevent excessive wood movement or condensation issues
